
The mixed-use development site is located on Hampton Roads Transit Authority’s Monticello Avenue property along Monticello Avenue, between East 14th and 16th Streets. Although the eventual project is still undefined, the development concept is currently planned to include a street-level retail component (up to 30,000 GSF) and a mix of either office, residential or both (up to 120,000 GSF) above. Landscaped sidewalks would enliven the Monticello Avenue street frontage and create a pedestrian-friendly streetscape. The retail, office and residential uses will complement the existing uses in this part of the City and add vibrancy to the Monticello Avenue.
Concord Eastridge envisions that the synergistic mixed-use components will help to make this sector of the City of Norfolk a dynamic, around-the-clock neighborhood. The retail establishments will serve the weekday office population and stay active through the evening and weekends catering to residents in the immediate area (such as Alexander at Ghent Apartments across Monticello Avenue) and the surrounding neighborhoods. This mixed-use development will provide much-needed amenities to the public, bring people and jobs to the neighborhood, spur economic development along Monticello Avenue, and generate additional tax revenues for the City of Norfolk.
