University of Mary Washington / Eagle Village

Purchased by the University of Mary Washington Foundation, the 21-acre Fredericksburg Park & Shop retail center is being redeveloped and transformed into a urban mixed-use project.  The project, with frontage on US Route 1, will be connected to the main campus by an iconic pedestrian bridge spanning over the 6-lane highway. 

Concord Eastridge was selected as the master developer and is directing the master planning and redevelopment of this property.  The first phase includes the development of 624 beds of student housing followed by the repositioning of the remaining retail operations with the result being a master planned mixed-use university village.  Subsequent phases of development include retail, office and hospitality uses.

Construction of the Phase I development commenced February 2009.  The new student housing has been completed for Fall 2010 occupancy.
