
Concord was engaged by The Shakespeare Theatre to assist with several projects, including tenant representative for the renovation of the lobby and theatre space at the Lansburgh and as a real estate representative providing facility-planning services.
Concord served as the initial development manager and owner’s representative for the proposed 800-seat main stage theatre, located in downtown Washington DC.
The Shakespeare Theatre was a mixed-use project involving new construction of an 800-seat theatre with five and a half floors of office space above and three levels of parking below the theatre.
Once the site was identified and secured, Concord led a detailed five-month study period to determine the feasibility of locating the theatre as part of a mixed-use project that would also include 110,000 square feet of office space located above the theatre. Responsible for managing all aspects of project due diligence, including preparing a detailed budget and feasible financial plan, Concord worked through numerous legal and government issues, negotiating contracts with partners and service providers, and advancing the preliminary design work.
Concord assembled a world-class design team consisting of architect Diamond and Schmitt Architects Incorporated of Toronto, theatre planner Fisher Dachs Associates of New York City, and acoustician, The Talaske Group of Chicago, to address the specialized design needs of classical theater.
