  • Location:  Washington, DC
  • Description:  1.3 M gsf in 3 acre urban unfill site:  441 condominiums (20% affordable), 244 apartments (20% affordable), 800 underground garage spaces.  Budget was $214 M.

ELENA BY THE SEA

  • Year:  2007
  • Location:  Volusia County, FL
  • Description:  $17.1 M budget.  This is a 27-unit, single-family, detached residential subdivision located directly on Ormond-By-The-Sea’s beautiful Atlantic Ocean beach.  Project includes clubhouse, pool and walkways to the beach. Product will include flex plans to incorporate elevators and space configurations customized to the individual homeowner.

CROWN LAKE EVE

  • Year:  2005
  • Location:  Orlando, FL
  • Description:  208,500 sf, 134 units, 62 (2-Bedrooms), 73 (3-Bedrooms).  Budget was $65 M.  Concord is the development manager and co-owner for this 134 unit, luxury condominium project located within a short distance of Disneyworld. 

GATEWAY SHORES

  • Year:  2005
  • Location:    Daytona Beach, FL
  • Description:  80 units, 10-story, 1.41 acres, 230 ft of ocean frontage.  $45 M budget.  Concord is the development manager and joint venture owner for this 80-unit, luxury condominium project.  The 10-story tower overlooks over 230’ of Atlantic Ocean frontage.  Each of the eight units per floor is designed to take advantage of ocean views.  

MANDARIN ORIENTAL

  • Location:  Washington, DC
  • Description:   Guest Rooms: 254,913 sf; Banquet space: 34,472 sf; Fitness Center:  10,195 sf; Parking:  85,500 sf; Gross:  555,570 sf
     

HENRY J. KAISER FAMILY FOUNDATION HEADQUARTERS

  • Year:  2003
  • Location:  Washington, DC
  • Description:  96,000 sf, $40 M budget.  This Project was a nine-story, new construction office building designed and constructed as the new Washington Office and Public Affairs Center of the Henry J. Kaiser Family Foundation, a non-profit healthcare philanthropic organization.  The new Kaiser Washington Office and Public Affairs Center has nine levels above grade and four levels of below-grade parking totaling 96,000 gsf.

NEW JERSEY SCHOOL OF CONSTRUCTION CORPORATION

  • Year:  2003
  • Location: Trenton, Burlington, & Pemberton, NJ
  • Description:  Consulting assignment involving 15 school projects.  Concord Eastridge generated the comprehensive plan, or “Master Plan," for Region 6 Projects assigned to the Project Management Firm (PMF), Hill International (“Hill”), as required under the School Facilities Project, Regional Project Management Firm Agreement, October 29, 2002 (“Prime Agreement”) between the New Jersey School Construction Corporation (“SCC”) and Hill. 

RHIGA ROYAL HOTEL

  • Year:  2003
  • Location:  New York, NY
  • Description:  A J.W. Marriot Hotel, 100 suites, $10 M budget.  As the owner’s representative and project manager, Concord provided overall project planning, budgeting, and scheduling, general contractor and consultant selection, and construction management. All renovation was completed in phases while the hotel was in operation to allow minimal interruption of the hotel’s operation.

WORLD OF COCA COLA

  • Year:  2003
  • Location:  Atlanta, GA
  • Description:  11-acre site, 575,000 sf above grade, 500,000 sf below grade.  Gross Budget: $321 M, Coca-Cola Corporate Attraction:
  • $90 M Retail: $92 M, Residential/Hotel: $85 M, Urban Park: $19 M, Below Grade Parking: $35 M, Garage: $4 M  

WASHINGTON OPERA CENTER

  • Year:  2001
  • Location: Washington, DC
  • Description:  50,600 sf renovation of warehouse into a combined costume shop and rehearsal facility. $2.2 M budget.  From 1997-2001 Concord Companies served The Washington Opera as its full service real estate advisor and development manager. 

HAMILTON SQUARE

  • Year:  1999
  • Location:  Washington, DC
  • Description:  246,000 sf, 3.5 levels of underground parking, $55 M budget.  Formerly known as the Garfinckel’s Department Store, Hamilton Square is a historically landmarked structure that was transformed into a 246,000 rentable sf, nine-story Class A office building, containing approximately 56,000 sf of retail space. Parking for 375 cars exists on three below-grade levels.

HOWARD UNIVERSITY PLANNING PROJECTS

  • Year:  1999
  • Location:  Washington, DC
  • Description:  150-block area,encompassing the entire Howard campus and three separate residential neighborhoods.  Concord was engaged by Fannie Mae Foundation and Howard University to prepare a series of studies as part of a larger initiative to revitalize The LeDroit Park area of Washington, DC. Two major studies have been produced and published, a Land Use Plan and a Cultural District Plan.

SOUTH EAST ACADEMY

  • Year:  1999
  • Location:  Washington, DC
  • Description:  $3.3 M budget (Phase 1).  This 20K sf, former Safeway grocery store in the District of Columbia was renovated for use as a public charter school.  The Eastridge Companies, LLC funtioned as the developer, with duties including site acquisition, planning, zoning, design management, financing, and project management.

1900 K STREET

  • Year:  1996
  • Location: Washington, DC
  • Description: 340k sf Class A 13-story office project with an inegrated parking garage.  Budget was $138 M.  As a senior executive of The Kaempfer Company, Mr. Jeff Arnold directed all aspects of the development process.

SILVER SPRING METRO PLAZA

  • Year:  1987
  • Location:  Silver Spring, MD
  • Description:  Program was a three-building complex integrated with a series of public plazas and common underground parking, 450,000 sf office, 200,000 sf office, 75,000 sf office, 250,000 sf underground parking.  $140 M budget.  As an executive with McCormick Properties, Jeffery Arnold directed all aspects of this unique and challenging project.
