Financial Viability/Deal Structuring:  Concord Eastridge conceptualizes and then implements strategies for securing debt and/or equity financing for Concord Eastridge projects.  Our firm assists in the structuring of acquisitions, dispositions, joint ventures and other investment activities needed by our clients and projects.  We develop effective real estate strategies and coordinate, negotiate and finalize transactions for each of our clients and projects.

Design-to-Suit/Finance-to-Suit/Build-to-Suit:  Concord Eastridge offers the complete turnkey delivery of facilities in combination with attractive lease and/or purchase terms that meet the financial needs of the end-user and its facility plan.  Real estate is taken through entitlements; facilities are designed and constructed to our clients' specifications and timeframe.  Our firm partners with several of the most respected construction firms in the nation to complete the actual construction of the project, while the costs and schedules are tightly coordinated and directed by Concord Eastridge to complete the job on time and on budget.

Third Party Development Management:  Serving as each project's Development Manager, Concord Eastridge effectively reduces the risk inherent to public sector and user-driven facility development (schedule and budget).  Concord Eastridge orchestrates all of the technical aspects associated with site acquisition, the creation of architectural design, the procurement of entitlements, the production of construction documents, the permitting of plans, and the coordination of the entire development process, including contract negotiations and administration as well as budget/funding-related activities including project accounting.

Feasibility Analysis:  Concord Eastridge performs front-end feasibility analyses to examine development options and opportunities.  Our firm considers all development alternatives, market values, zoning options and strategies, environmental actions, architectural design and construction issues.

Construction Oversight and Coordination:  Concord Eastridge coordinates the entire construction process from pre-construction through commissioning of the completed facilities for new buildings, rehabilitation or repositioning projects and related interior improvements.  Our firm manages the activities of the general contractor, the architects, engineers and other consultants.  We oversee the processing of permits, coordination of construction funding draws, and perform ongoing administrative and reporting functions.

Acquisition and Disposition:  Concord Eastridge will take responsibility for the acquisition and disposition of properties in conjunction with all projects.  An action plan will be created and carried out to achieve the desired goals of our projects, partners, and clients.  Concord Eastridge holds real estate broker licenses in many states throughout the country to facilitate the buying and selling of real property.
